Basement Waterproofing for Oakville Homes
Leaquida provides basement waterproofing in Oakville — from Old Oakville, Bronte and Kerr Village by the lake to Glen Abbey, River Oaks, Joshua Creek and the new neighbourhoods north of Dundas. We are a licensed GTA contractor with our own crew.
Our waterproofing services in Oakville cover the whole job: a free inspection, exterior or interior waterproofing, new weeping tile, sump pumps, backwater valves, window wells and foundation crack repair — one written quote, one crew, one written warranty.
Halton Region pays generous subsidies for some of this work — up to 100% for weeping tile disconnection with a new sump pump. We check what your home qualifies for before you sign.
Oakville Basement Waterproofing at a Glance
| Question | Short answer |

| Which method is right? | Exterior when water comes through the walls and the outside is reachable; interior for floor–wall joint leaks, high groundwater and tight side yards. |
Why Oakville Basements Take on Water
Oakville is crossed by Sixteen Mile, Fourteen Mile, Bronte and McCraney creeks on their way to Lake Ontario. Lakeside clay, old lots with mature trees and new deep basements all bring their own problems.
Creeks to the lake
Sixteen Mile, Fourteen Mile, McCraney, Joshua’s and Bronte creeks keep groundwater high near their valleys.
Clay near the lake
South Oakville sits on clay soils that drain slowly and hold water against foundation walls.
Mature trees
Old Oakville and Bronte lots have large trees whose roots find their way into old clay weeping tile.
Weeping tile to sewer
Older homes may have weeping tile tied to the sewer — one reason Halton pays to disconnect it and add a sump pump.
July 2024 storms
Oakville had 60 mm of rain on July 15 and 52 mm on July 16, 2024 — boats broke loose in the harbour.
Spring thaw
March and April snowmelt soaks the ground for weeks — the most common time for wall seepage and joint leaks.
Real Leaquida job siteWhat the 2024 Storms Taught Halton
- July 15–16, 2024: back-to-back 1-in-100-year and 1-in-50-year storms hit Halton after days of rain.
- Oakville recorded 60 mm and 52 mm on those two days; Halton received 104 basement flooding reports from Oakville.
- About half of those floods came from stormwater and half from wastewater surcharges — two different problems with different fixes.
- The Town is studying flood mitigation on Fourteen Mile and McCraney creeks.
Stormwater floods point to drainage and weeping tile; wastewater floods point to a backwater valve. We find which one your home has before recommending anything.

Basement Waterproofing Across Oakville Neighbourhoods
Oakville’s homes range from 19th-century houses near the harbour to new builds in North Oakville, so basement problems differ a lot between neighbourhoods.
| Area | Typical homes | What we often check first |
|---|---|---|
| Old Oakville, Kerr Village | Heritage and pre-war homes near the lake | Stone or block walls, old clay tile — exterior membrane, parging, backwater valve |
| Bronte, Coronation Park | 1950s–70s homes near the lake and Bronte Creek | High groundwater, floor–wall joint leaks, sump pumps |
| Falgarwood, College Park, Iroquois Ridge | 1960s–70s houses and back-splits | Failed weeping tile, foundation cracks |
| Glen Abbey, West Oak Trails | 1980s–90s subdivisions | Cracks, window wells, sump pump reliability |
| River Oaks, Westmount, Joshua Creek | 1990s–2000s homes | Settlement cracks, window wells, battery backup |
| North Oakville (Preserve, Glenorchy) | 2010s–2020s new builds | New-home leaks — check builder warranty first, then window wells and cracks |
General guidance based on typical housing in each area — every home is different, so we confirm the cause on site.

Permits and Inspections in Oakville
Backwater valve
Needs a building permit from the Town of Oakville building department and a final inspection — Halton Region asks for proof of both before paying the subsidy.
Weeping tile disconnection
Redirecting the weeping tile from the sewer to a new sump pump is plumbing work and is normally permitted and inspected.
Digging next to the house
Before any exterior excavation we request free utility locates through Ontario One Call, so gas, hydro and cable lines are marked.
Crack repair and interior work
Crack injection, interior drainage and sump pump replacement usually do not need a permit, unless the plumbing connection changes.

Basement Waterproofing in Oakville: Questions & Answers
How much does basement waterproofing cost in Oakville?
Interior waterproofing usually costs $50–$120 per linear foot and exterior waterproofing $100–$250 per linear foot. Most full projects in Oakville fall between $3,000 and $35,000. The inspection and written quote are free.
What subsidies can Oakville homeowners get?
Halton Region pays 100% (up to $6,500) to disconnect weeping tile from the sewer and install a sump pump, 50% (up to $1,600) for an indoor backwater valve, up to $900 for downspout disconnection and 50% (up to $4,000) for sewer lateral lining or repair.
Do I need a permit for a backwater valve in Oakville?
Yes. You need a Town of Oakville building permit and a passed final inspection; Halton Region asks for proof of both before paying the subsidy.
My new Oakville home leaks. Who pays?
If the home is under two years old, water coming through the basement or foundation walls is normally covered by the builder’s Tarion warranty — contact the builder first. We can inspect and document the problem.
Is interior or exterior waterproofing better for my Oakville home?
Exterior waterproofing stops water before it reaches the wall and suits leaks through the walls where the outside is accessible. Interior drainage handles floor–wall joint leaks and high groundwater and avoids digging up landscaping. We recommend the right method after the inspection.
Can you waterproof a basement in winter?
Interior waterproofing, crack injection and sump pumps can be done year-round. Exterior excavation depends on ground conditions and frost, and we schedule it accordingly.
How long does a waterproofing job take in Oakville?
Crack injection and sump pump installs usually take one visit, interior drainage 2–5 days and exterior waterproofing 3–7 days for an average home. Your schedule is written into the quote.
Does home insurance cover basement flooding?
It depends on your policy. Sewer backup and overland water are often separate coverages in Ontario, so check with your insurer. A backwater valve and sump pump can lower the risk of future claims.
Do you offer a warranty?
Yes. Every project comes with a written warranty on materials and workmanship. Terms depend on the service and are written into your contract.
