What Parging Is — and What It Is Not
Parging is a thin cement-based coating applied to the exposed, above-grade part of a foundation wall. It smooths block and concrete, protects the surface from rain, freeze-thaw and splash-back, and gives the base of the house a clean, finished look.
Over time parging cracks, bubbles and falls off — especially where water gets behind it, where downspouts splash or where it was applied too thin in one coat. We remove the loose parging, repair the wall underneath and apply new parging in two coats.
Parging is not waterproofing. It does not stop water under pressure below grade. If your basement leaks, see exterior basement waterproofing.
Parging vs Waterproofing vs Coatings
| Parging | Damp-proofing coating | Waterproofing membrane | |
|---|---|---|---|
| Where | Above grade, visible part | Below grade | Below grade |
| What it is | Cement-based coat | Thin asphalt coat | Rubberized membrane + drainage |
| Main job | Protect and finish the surface | Slow moisture | Stop water under pressure |
| Stops basement leaks | No | No | Yes |
When Parging Needs Repair

Pieces falling off
Exposes block and concrete to freeze-thaw.
Stains and efflorescence
Water is moving through the wall.
Damage at downspouts
Splash-back erodes the base.
Exposed block cores
Water can get into hollow block walls.

Where Parging Ends and Waterproofing Begins
Above grade: parging
Parging covers the exposed foundation wall between the soil and the siding or brick.
At the soil line
The bottom few inches take the most splash, salt and frost — this is where parging fails first.
Below grade: waterproofing
Below the soil, parging does not stop water; a membrane or coating does.
Where they meet
The membrane should run up to the soil line and the parging lap over it.
Why Foundation Parging Cracks and Falls Off
Downspouts
Roof water splashing on the wall soaks the parging until frost breaks it off.
Freeze-thaw
Water behind the coat freezes and pushes it away from the wall.
No bonding agent
Parging over a dirty or smooth wall without bonding agent lets go.
Salt
De-icing salt near driveways and walks eats into cement.
Settling soil
Gaps at the soil line let water get behind the coat.
Movement in the wall
Cracks in the foundation telegraph through the parging.

Foundation Parging Questions
What is foundation parging?
A cement-based coating applied to the exposed part of a foundation wall to protect it and give it a finished look.
Is parging the same as waterproofing?
No. Parging protects the surface above grade. It does not stop water under pressure below grade — that needs a waterproofing membrane and drainage.
How long does parging last?
A properly prepared, two-coat parging job can last many years; thin single coats and water behind the wall shorten its life.
Can you parge over old parging?
Only over sound, well-bonded parging. Loose, hollow or crumbling parging is removed first.
When is the best time to parge?
From spring to fall, when temperatures stay above freezing while it cures.
How much does parging cost?
It depends on wall area, removal and access. We quote in writing after an inspection.
How long does foundation parging last?
Well-applied parging usually lasts 10–20 years. Keeping downspouts and splash away from the wall makes the biggest difference.
Can you parge over old, flaking parging?
No — loose parging has to come off first. New parging only bonds well to clean, sound concrete with a bonding agent.
Do I need a permit to re-parge a foundation in Toronto?
No. Parging is a surface repair and does not need a building permit.
Why does my parging crumble under the downspout?
Water from the downspout keeps that spot wet, and every freeze breaks a bit more off. Extend the downspout before repairing the parging.
