Burlington Basement Waterproofing at a Glance
| Question | Short answer |

| Which method is right? | Exterior when water comes through the walls and the outside is reachable; interior for floor–wall joint leaks, high groundwater and tight side yards. |
Why Burlington Basements Take on Water
Burlington’s creeks run fast from the Niagara Escarpment down to Lake Ontario. When a storm stalls over the city, they rise quickly and the sewers fill.
Escarpment creeks
Tuck, Shoreacres, Appleby, Roseland, Sheldon and Grindstone creeks drop from the Escarpment and rise fast in storms.
Clay soils
Much of south Burlington sits on clay that drains slowly and keeps water against foundation walls.
Older south-end homes
1950s–70s homes often have original weeping tile and floor drains without backwater valves.
Record rainfall
On August 4, 2014, up to 191 mm fell in a few hours — more than 3,000 homes flooded.
July 2024 storms
Burlington had 74 mm on July 15, 2024 and logged 1,620 basement flooding reports — the most in Halton.
Sewer surcharges
More than half of the 2024 reports in Burlington came from wastewater surcharges — sewer backup, not wall leaks.
Real Leaquida job siteBurlington Has Flooded Twice in Ten Years
- August 4, 2014: up to 191 mm of rain in about five hours; more than 3,000 homes flooded and insured damage was estimated at about $90 million.
- July 15, 2024: 74 mm of rain; Halton received 1,620 basement flooding reports from Burlington.
- About 54% of the 2024 reports were wastewater surcharges and 46% stormwater.
- After 2014, Conservation Halton found that areas built after the mid-1970s with floodplain planning were the least affected.
If your basement flooded through the floor drain, you need a backwater valve; if it came through the walls or floor joint, you need drainage. We find out which before quoting.

| Mountainside, Brant Hills, Tyandaga | 1960s–70s houses and back-splits | Failed weeping tile, foundation cracks |
| Headon Forest, Palmer, Tansley | 1970s–80s subdivisions | Cracks, window wells, sump pumps |
| Millcroft, Orchard, Corporate | 1980s–2000s homes | Sump pump reliability, battery backup, window wells |
| Alton Village, Tyandaga north | 2000s–2010s homes | Settlement cracks, below-grade entries, builder warranty questions |

Permits and Inspections in Burlington
Backwater valve
Needs a building permit from the City of Burlington building department and a final inspection — Halton Region asks for proof of both before paying the subsidy.
Weeping tile disconnection
Redirecting the weeping tile from the sewer to a new sump pump is plumbing work and is normally permitted and inspected.
Digging next to the house
Before any exterior excavation we request free utility locates through Ontario One Call, so gas, hydro and cable lines are marked.
Crack repair and interior work
Crack injection, interior drainage and sump pump replacement usually do not need a permit, unless the plumbing connection changes.

Basement Waterproofing in Burlington: Questions & Answers
How much does basement waterproofing cost in Burlington?
Interior waterproofing usually costs $50–$120 per linear foot and exterior waterproofing $100–$250 per linear foot. Most full projects in Burlington fall between $3,000 and $35,000. The inspection and written quote are free.
What subsidies can Burlington homeowners get?
Halton Region pays 100% (up to $6,500) to disconnect weeping tile from the sewer and install a sump pump, 50% (up to $1,600) for an indoor backwater valve, up to $900 for downspout disconnection and 50% (up to $4,000) for sewer lateral lining or repair.
My basement flooded through the floor drain. What do I need?
Water or sewage coming up through the floor drain means sewer backup. A backwater valve is the main fix, often with weeping tile disconnection and a sump pump. Halton subsidizes both.
Do I need a permit for a backwater valve in Burlington?
Yes. You need a City of Burlington building permit and a passed final inspection; Halton Region asks for proof of both before paying the subsidy.
Is interior or exterior waterproofing better for my Burlington home?
Exterior waterproofing stops water before it reaches the wall and suits leaks through the walls where the outside is accessible. Interior drainage handles floor–wall joint leaks and high groundwater and avoids digging up landscaping. We recommend the right method after the inspection.
Can you waterproof a basement in winter?
Interior waterproofing, crack injection and sump pumps can be done year-round. Exterior excavation depends on ground conditions and frost, and we schedule it accordingly.
How long does a waterproofing job take in Burlington?
Crack injection and sump pump installs usually take one visit, interior drainage 2–5 days and exterior waterproofing 3–7 days for an average home. Your schedule is written into the quote.
Does home insurance cover basement flooding?
It depends on your policy. Sewer backup and overland water are often separate coverages in Ontario, so check with your insurer. A backwater valve and sump pump can lower the risk of future claims.
Do you offer a warranty?
Yes. Every project comes with a written warranty on materials and workmanship. Terms depend on the service and are written into your contract.
