Local Basement Waterproofing for Mississauga Homes
Leaquida provides basement waterproofing in Mississauga from our office at 58 Six Point Rd in Etobicoke — a short drive across Etobicoke Creek. We work in every part of the city, from Port Credit and Lakeview by the lake to Malton, Meadowvale and Churchill Meadows in the north.
Our waterproofing services in Mississauga cover the whole job: a free inspection to find the source, exterior or interior waterproofing, new weeping tile, sump pumps, backwater valves, window wells and foundation crack repair. You get one written quote, one crew and one written warranty.
Mississauga also has its own flood-prevention rebates, and the rules are strict — some work qualifies only if it is pre-approved and installed a certain way. We explain which rebate fits your home before you sign, so you do not lose money you could have claimed.
Mississauga Basement Waterproofing at a Glance

Why Mississauga Basements Take on Water
Mississauga is crossed by the Credit River and a network of creeks that drain into Lake Ontario. Add clay soil, older drainage and a run of record storms, and you get the leaks we see every spring and summer.
Rivers and creeks
The Credit River, Etobicoke Creek, Little Etobicoke Creek, Cooksville Creek and many smaller creeks keep groundwater high in the valleys and low streets near them.
Dense clay soil
Much of Mississauga sits on clay-rich glacial soil. Water drains slowly, sits against foundation walls and builds pressure at cracks and the floor–wall joint.
Ageing weeping tile
Older homes in the south and in the original villages often still have clay tile; 1970s–80s subdivisions often have early plastic tile that clogs with silt.
Downspouts and drains
Downspouts and foundation drains that empty into the sewer add water to the system during storms — one reason the City pays to disconnect and cap them.
Record storms
Pearson Airport, inside Mississauga, measured 126 mm of rain on July 8, 2013. In 2024 the city was hit by two “100-year” storms only weeks apart.
Spring thaw
March and April snowmelt soaks the ground for weeks — the most common time for wall seepage and joint leaks.
Real Leaquida job siteThe 2024 Storms Changed How Mississauga Plans for Water
- July 16, 2024: about 106 mm of rain fell in a few hours.
- August 17–18, 2024: up to 170 mm fell across parts of Mississauga and the GTA.
- Areas named in the City’s follow-up included the Little Etobicoke Creek area, the Dixie–Dundas corridor, historic Malton, Lisgar and north Streetsville.
- In September 2024 Council approved a Flood Mitigation Action Plan, and in February 2025 the City launched two new homeowner rebates.
City sewers and ponds are being upgraded, but they are designed for typical storms. A backwater valve, a reliable sump pump and working weeping tile are what protect your basement when the system is overloaded.

| A wet line coming down from a crack | Leaking foundation crack | Polyurethane or epoxy injection from inside | $500–$1,500 / crack |
| Water or sewage from the floor drain | Sewer backup during a storm | Backwater valve with alarm (rebate eligible) | $2,000–$4,200 |

Basement Waterproofing Across Mississauga Neighbourhoods
Mississauga grew out of several older villages and then large planned communities, so the age of homes — and the problems in their basements — change a lot from area to area.
| Area | Typical homes | What we often check first |
|---|---|---|
| Port Credit, Lakeview, Mineola | Pre-war and 1950s homes near the lake and the Credit | High groundwater, old clay tile, sewer backup — interior drainage, sump pump, backwater valve |
| Clarkson, Lorne Park, Sheridan | 1950s–70s homes on large, treed lots | Wall seepage, roots in weeping tile, cracks — exterior membrane or crack injection |
| Cooksville, Applewood, Dixie | Post-war bungalows and back-splits near Cooksville and Etobicoke creeks | Floor–wall joint leaks, floor drains, failed weeping tile |
| Streetsville, Erindale | Historic village homes plus 1960s–80s houses along the Credit valley | Older foundations, parging, wet walls near the valley |
| Malton | 1950s–70s homes close to Pearson | Sewer backup and sump pumps — areas flooded in 2024 |
| Erin Mills, Meadowvale | 1970s–90s planned subdivisions | Early plastic weeping tile, cracks, window wells, sump pumps |
| Churchill Meadows, Lisgar, East Credit | 1990s–2010s homes | Sump pump reliability, battery backup, window wells — Lisgar was named after the 2024 storms |
| City Centre, Hurontario | Townhouses and newer infill | Shared drains, below-grade entries, crack repair |
General guidance based on typical housing in each area — every home is different, so we confirm the cause on site.

Permits and Inspections in Mississauga
Backwater valve
Needs a City of Mississauga building permit, applied for online through ePlans. There is a $50 administrative fee and no drawings are required. A plumbing inspection signs it off.
Foundation drain capping
Capping or disconnecting the weeping tile from the sewer also needs a building permit — and the inspection sign-off is required for the rebate.
Digging next to the house
Before any exterior excavation we request free utility locates through Ontario One Call, so gas, hydro and cable lines are marked.
Crack repair and interior work
Crack injection, interior drainage and sump pump replacement usually do not need a permit, unless the plumbing connection changes.

Buying an older home in Mississauga? Ask the seller about past floods, the sump pump’s age, whether there is a backwater valve, and whether any City rebate was paid in the last 10 years — a recent rebate can make you ineligible for another one.

Basement Waterproofing in Mississauga: Questions & Answers
How much does basement waterproofing cost in Mississauga?
Interior waterproofing usually costs $50–$120 per linear foot and exterior waterproofing $100–$250 per linear foot. Most full projects in Mississauga fall between $3,000 and $35,000, depending on the method, wall length, depth and access. The inspection and written quote are free.
What basement flooding rebates can I get in Mississauga?
The City of Mississauga Basement Flooding Prevention Rebate pays up to $7,500 per home (sump pump up to $6,000, storm backwater valve up to $1,500, foundation drain capping up to $1,000, downspout disconnection up to $500). The Region of Peel pays 60% of a sanitary backwater valve, up to $1,500. Homes flooded on or after July 8, 2013 may also qualify for the Flood Resilience Rebate of 50% up to $3,000.
Do I need approval before the work starts?
Yes. The City rebate requires pre-approval with an itemized quote, the contractor’s name and licence number, a sketch and any required permit. After the work you submit the paid invoice within six months.
Is interior waterproofing eligible for the Mississauga sump pump rebate?
No. The City says sump pumps connected to internal weeping tile or interior waterproofing systems are not eligible — the pump must connect to the existing foundation drain. We show you both options and their rebate impact before you decide.
Do I need a permit for a backwater valve in Mississauga?
Yes. A City of Mississauga building permit is required. It is applied for online through ePlans, has a $50 administrative fee, and is closed by a plumbing inspection after installation.
Is interior or exterior waterproofing better for Mississauga clay soil?
Exterior waterproofing stops water before it reaches the wall and suits leaks through the walls where the outside is accessible. Interior drainage handles floor–wall joint leaks and high groundwater and avoids digging up landscaping. We recommend the right method after the inspection.
My house is near the Credit River or a creek. Do I need more protection?
Homes near the Credit River, Cooksville Creek or Etobicoke Creek often have higher groundwater. We usually recommend reliable drainage, a sealed sump pump with battery backup and a backwater valve where sewer backup is a risk.
Can you waterproof a basement in winter?
Interior waterproofing, crack injection and sump pumps can be done year-round. Exterior excavation depends on ground conditions and frost, and we schedule it accordingly.
How long does a Mississauga waterproofing job take?
Crack injection and sump pump installs usually take one visit, interior drainage 2–5 days and exterior waterproofing 3–7 days for an average home. Your schedule is written into the quote.
Does home insurance cover basement flooding?
It depends on your policy. Sewer backup and overland water are often separate coverages in Ontario, so check with your insurer. A backwater valve and sump pump can lower the risk of future claims.
Do you offer a warranty?
Yes. Every project comes with a written warranty on materials and workmanship. Terms depend on the service and are written into your contract.
