Basement Waterproofing for North York Homes

Leaquida provides basement waterproofing in North York — from Lawrence Park and Bedford Park to Willowdale, Don Mills, Downsview and the Jane–Finch area. We are a licensed Toronto contractor with our own crew, based in Etobicoke.

Our waterproofing services in North York cover the whole job: a free inspection, exterior or interior waterproofing, new weeping tile, sump pumps, backwater valves, window wells and foundation crack repair — one written quote, one crew, one written warranty.

North York has many rebuilt homes with deep basements next to older bungalows, and both can leak for different reasons. We find the cause first and explain how the Toronto subsidy can cover part of the cost.

    Quick answers

North York Basement Waterproofing at a Glance

    QuestionShort answer
What does it cost?Interior $50–$120 per linear foot, exterior $100–$250 per linear foot; most full projects $3,000–$35,000. Inspection and quote are free.

Do I need a permit?A City of Toronto building permit is needed for a backwater valve, and it must be inspected before it is covered up.
How long does it take?Crack repair and sump pumps usually take one visit; interior systems 2–5 days; exterior waterproofing 3–7 days.
Which method is right?Exterior when water comes through the walls and the outside is reachable; interior for floor–wall joint leaks, high groundwater and tight side yards.

Why North York Basements Take on Water

North York sits on the ravines of the West and East Don, Black Creek and the Humber. Clay soils, old weeping tile and deep new basements make leaks common across the area.

    River valleys

The West Don, East Don, German Mills Creek, Wilket Creek and Black Creek keep groundwater high near the ravines.

    Dense clay

Much of North York sits on clay-rich soil that drains slowly and holds water against foundation walls.

    Deep rebuilt basements

Many lots now have new homes with deeper basements than the bungalows they replaced, so they sit closer to groundwater.

    Ageing weeping tile

1940s–60s bungalows often still have clay weeping tile that is cracked, shifted or full of roots.

    Flash floods

On August 19, 2005, Black Creek flooded after extremely heavy rain and destroyed the culvert under Finch Avenue West.

    Summer cloudbursts

On July 16, 2024, Toronto saw more than a month’s worth of rain in about three hours, overloading sewers across the city.

    Flood history

North York Knows What a Flash Flood Can Do

    • August 19, 2005: Black Creek overflowed and washed out the Finch Avenue West culvert — one of Toronto’s most famous flood events.
    • July 16, 2024: more than a month’s rain fell in hours across Toronto, causing widespread basement flooding.
    • The City of Toronto runs basement flooding studies and sewer upgrades across North York neighbourhoods.
    • Devices at the house — a backwater valve, sump pump and working weeping tile — are what protect your basement when the street sewer is overloaded.

We check whether your floor drain, sewer lateral and weeping tile are part of the problem before we recommend waterproofing the walls.

    Permits

Permits and Inspections in North York

    Backwater valve

Needs a City of Toronto building permit. The valve must be inspected before it is enclosed — required for both the Building Code and the subsidy.

    Sump pump and weeping tile

For the subsidy the City asks for photos of the pump and its exterior discharge pipe; any change to the drain connection is plumbing work under the Building Code.

    Digging next to the house

Before any exterior excavation we request free utility locates through Ontario One Call, so gas, hydro and cable lines are marked.

    Crack repair and interior work

Crack injection, interior drainage and sump pump replacement usually do not need a permit, unless the plumbing connection changes.

    FAQ

Basement Waterproofing in North York: Questions & Answers

How much does basement waterproofing cost in North York?

Interior waterproofing usually costs $50–$120 per linear foot and exterior waterproofing $100–$250 per linear foot. Most full projects in North York fall between $3,000 and $35,000. The inspection and written quote are free.

Can North York homeowners get the Toronto basement flooding subsidy?

Yes. North York is part of the City of Toronto, so homeowners can apply for up to $6,650 per property for eligible work such as backwater valves, sump pumps, battery backup and weeping tile severance, at up to 80% of the invoice.

Do I need a permit for a backwater valve in North York?

Yes. A City of Toronto building permit is required, and the valve must be inspected before it is covered up. We arrange the permit as part of the job.

My new home in North York has a deep basement and still leaks. Why?

Deeper basements sit closer to groundwater, and window wells and reverse-slope areas collect water. We usually check the weeping tile, sump pump and window well drains first, then the walls.

Is interior or exterior waterproofing better for my North York home?

Exterior waterproofing stops water before it reaches the wall and suits leaks through the walls where the outside is accessible. Interior drainage handles floor–wall joint leaks and high groundwater and avoids digging up landscaping. We recommend the right method after the inspection.

Can you waterproof a basement in winter?

Interior waterproofing, crack injection and sump pumps can be done year-round. Exterior excavation depends on ground conditions and frost, and we schedule it accordingly.

How long does a waterproofing job take in North York?

Crack injection and sump pump installs usually take one visit, interior drainage 2–5 days and exterior waterproofing 3–7 days for an average home. Your schedule is written into the quote.

Does home insurance cover basement flooding?

It depends on your policy. Sewer backup and overland water are often separate coverages in Ontario, so check with your insurer. A backwater valve and sump pump can lower the risk of future claims.

    Do you offer a warranty?

Yes. Every project comes with a written warranty on materials and workmanship. Terms depend on the service and are written into your contract.
